The short version
- The first job is a Google Business Profile for each staffed sales office or design center, because Google does not allow profiles for model homes but does allow them for sales offices.
- Give every community, floor plan and quick move-in home its own page with real prices, photos and the address of the sales office, so buyers and their agents can find it.
- Most buyers work with a real estate agent, so make a page that helps agents show your homes and keep your listings current on Zillow and NewHomeSource.
- Write plain answers to what buyers search before they commit, such as what it costs to build a house in your area, how long it takes and how construction loans work.
- Share of home purchases that were new homes in the year to June 2025, the highest level since 2006.
- 16%
- National Association of REALTORS
- Share of home buyers who bought through a real estate agent or broker, so agents are part of your audience.

- Share of consumers who used ChatGPT or other AI tools for local business recommendations, up from 6% the year before.

Your next tasks
1
Set up Google profiles for your sales offices
Your Google profile is what shows in the map for "home builders near me". Google lists model homes and for-sale homes as ineligible, but sales offices are eligible, so the profile belongs to the office, not the house.
Start here: Go to business.google.com and list each location where staff meet buyers during set hours, such as a main office, design center or community sales office. Estimated time: 45 min.
2
Make one page per community and floor plan
Buyers search by area, price and plan. A single "Communities" page with a list of names gives Google and buyers nothing to match.
Start here: Make a page for each active community with its address, school district, price range, HOA details and sales office hours. Estimated time: 2 hours.
3
Check your listings on Zillow and NewHomeSource
Buyers and their agents browse new homes on real estate sites as well as on Google. Old prices or sold homes on those sites send buyers away.
Start here: Search your company name on Zillow, NewHomeSource and Realtor.com. Estimated time: 1 hour.
Your personalized template
Paste into the description field of your Google Business Profile. Do not add links, prices or sale offers, which Google does not allow there. Fill the bracketed details with your own facts.

What the search data tells home builders
Aranx compared this page's 14 selected searches. Use the counts to compare customer needs, then choose a topic that fits what you offer. National counts do not tell you how many customers you can reach in your own service area.
Compare searches from people ready to act
- new construction homes near me
- 60,500
- home builders near me
- 40,500
- custom home builders
- 40,500
These are the largest reported action searches in this sample, measured as average monthly US searches. A larger count does not mean a page is easier to rank. Match the page to the customer's actual question and your ability to help.
Use seasonality to decide when to prepare
For "new construction homes near me", June 2026 had 74,000 searches. November 2025 had 49,500. The peak was 1.5 times the low. Compare this pattern with your own season and customer history before scheduling content.
Sources, method and limits
Prepared by Aranx. Search source: Google Ads search volume via DataForSEO, United States, August 2026. We rechecked all 416 distinct customer queries across the 30 playbooks on October 13, 2026. Location: United States. Language: English. Search partners are excluded.
This is an editorial sample, not a complete list or a survey of businesses. Google Ads counts are approximate and can group similar phrases. Ad prices vary by place, time and advertiser. They do not measure organic ranking difficulty or expected revenue.
The seasonal comparison divides the highest monthly count by the lowest in the series. The action-search comparison sorts the reported average monthly counts for searches labeled ready to act. These are Aranx calculations, not customer results.

Measure booked jobs over 90 days
Download the results worksheet from the planner. Record your baseline before changing anything. Track website search clicks, inquiries and booked jobs in separate columns.
Use Search Console for website search clicks. Record the source people report and the outcome you can confirm. A click count alone does not show whether more people chose your business.
Note changes to pages, ads, pricing, availability and seasonality. Review the pattern after 90 days and choose your next task. Keep customer names and contact details out of the worksheet.

Set up Google profiles for your sales offices
45 min
Your Google profile is what shows in the map for "home builders near me". Google lists model homes and for-sale homes as ineligible, but sales offices are eligible, so the profile belongs to the office, not the house.
- Go to business.google.com and list each location where staff meet buyers during set hours, such as a main office, design center or community sales office.
- Use your real business name on each profile, the same way it appears on your signs. Do not add "New Homes {city}" or community names to the name unless they are part of your signed name.
- In Edit profile, choose the main category that best describes you, such as Home builder or Custom home builder.
- Set the hours when the office is staffed. Google expects someone there during the hours you list.
- If you build on clients' lots and have no sales office open to visitors, select Edit profile, then Location, turn off Show business address to customers and add the areas you build in.
Make one page per community and floor plan
2 hours
Buyers search by area, price and plan. A single "Communities" page with a list of names gives Google and buyers nothing to match.
- Make a page for each active community with its address, school district, price range, HOA details and sales office hours.
- Make a page for each floor plan with square footage, bedrooms, a floor plan image and a starting price.
- Make a page for each quick move-in home with its address, price, completion date and photos.
- Remove or redirect pages for sold-out communities instead of leaving them with old prices.
Check your listings on Zillow and NewHomeSource
1 hour
Buyers and their agents browse new homes on real estate sites as well as on Google. Old prices or sold homes on those sites send buyers away.
- Search your company name on Zillow, NewHomeSource and Realtor.com.
- Write down every community and home that shows, with the price and status.
- Fix wrong prices and remove sold homes through each site's builder tools or your listing feed.
- Ask your listing agent or marketing contact who controls each feed, so you know whom to call next time.
Ask recent homeowners for a Google review
40 min
A new home is the biggest purchase most buyers make, and they read reviews closely. Owners who closed in the last year are the easiest reviews to get.
- In your Business Profile, select Read reviews, then Get more reviews, and copy the review link.
- Text or email the link to every buyer who closed in the last 12 months, using the review request template on this page.
- Ask every buyer the same way. Do not offer upgrades or gift cards for reviews, and do not ask only the happy ones.
- Reply to every review, and answer warranty complaints with a phone number, not a debate.
Put your license and warranty facts on your site
30 min
Buyers and their agents want proof that you are licensed and that you stand behind the home. In California, the CSLB requires your license number in all advertising, including websites.
- Add your contractor license number and state to your website footer.
- Write a short warranty page that explains what is covered, for how long and how to file a request.
- List your trade association memberships, such as your local home builders association, if you belong.
- Add the number of homes you have built and the years you have been building to your About page.
Your 90-day SEO plan for home builders
After the first week, work through one phase at a time. Most businesses see their Google Business Profile move first and their website pages later.
Weeks 1 to 2
Get found and get the basics right
Show up correctly in Google Maps and make sure every listing shows current homes and prices.
- Finish the five first-week tasks above.
- Upload 20 photos per location to your Business Profile, including finished homes, the design center and the sales office.
- Set up Google Search Console for your website so you can see which searches bring visitors.
- Check that each page loads fast on a phone with PageSpeed Insights, since buyers browse plans on their phones.
- Write down where your last 20 contracts came from, including agent referrals.
Weeks 3 to 4
Make your pages answer buyer questions
Give each community and plan page the details buyers need before they visit.
- Add a "what is included" list and an upgrade price range to each floor plan page.
- Add a map, nearby schools and drive times to work centers on each community page.
- Add a build timeline to each plan page, from contract to closing.
- Add 2 or 3 homeowner reviews to each community page.
- Link each community page from the matching Business Profile.
Month 2
Reach buyers early and help agents
Answer what buyers search months before they sign, and make it easy for agents to bring clients.
- Write a post on what it costs to build a house in {city}, using your own price per square foot ranges.
- Write a post on how long it takes to build a house, with your real timeline from permit to closing.
- Write a plain guide to construction loans and build-on-your-lot financing, and name the lenders you work with.
- Make an agent page with current inventory, how to register a client and who to call.
- Post a Google update each time a quick move-in home is finished.
Month 3
Earn local mentions and measure
Get mentioned on local sites and see which pages bring in visits to the sales office.
- Enter a home in your local Parade of Homes or tour of homes if your area has one, and ask for a link from the event page.
- Ask your lenders, title companies and design partners to link to your community pages.
- Check Google Search Console for searches where you show up but rarely get clicks, and rewrite those page titles.
- Compare where this month's appointments came from with the list you made in week one.
- Update every price on your site and on listing sites.
Copy-paste templates
Edit the parts in brackets, then paste. Each template follows the platform's rules and character limits.

No time to write them?
Aranx finds the searches your customers make, writes posts like these in your voice with images and links, and publishes them to your WordPress or Shopify blog on a schedule you set.
See how Aranx worksHow to show up in ChatGPT and Google AI answers
Buyers now ask ChatGPT and Google's AI answers things like "who builds custom homes on your own lot near me" or "what does it cost to build a 2,500 square foot house in my area". BrightLocal's 2026 survey found 45% of consumers used AI tools for local recommendations, up from 6% the year before.
These tools can only repeat what they can read. Pages that state your price per square foot range, your build timeline, the towns and communities you build in, and whether you build on client lots give them facts to quote. A site made of photo galleries with no text gives them nothing.
Keep your business name, sales office addresses and phone numbers the same on Google, Zillow, NewHomeSource, Houzz and your home builders association directory. Reviews that mention the community and the part of the process the buyer liked, such as "the design center made choosing finishes easy", give people and AI tools specific proof.

Zillow shows new construction homes through its Promoted Communities program, fed by a listing feed or its New Home Feed tool. Buyers browse new homes there before they visit.

5 SEO mistakes home builders make
A Google profile for a model home
Google lists model homes as ineligible for a Business Profile. Put the profile on the staffed sales office or design center instead.
Old prices and sold homes on your site
Buyers who call about a sold home lose trust fast. Check prices and status on your site and listing sites at least once a month.
Photo galleries with no words
Google cannot read a photo of a kitchen as "4-bedroom plan in Oak Ridge, from $480,000". Add plan names, sizes, prices and the community to every page.
Ignoring agents
NAR found 88% of buyers bought through an agent. Make it easy for agents to show your homes with a page that lists inventory, registration steps and a direct contact.
Gifts in exchange for reviews
Google bans incentives for reviews and bans asking only happy buyers. Ask every buyer the same way after closing.
Questions home builders ask about SEO
How long does SEO take for a home builder?
Google profile fixes and listing updates can change what buyers see within a few weeks. New community, plan and cost pages usually take three to six months to bring steady traffic. Buyers also take months to decide, so a family that reads your cost guide in spring may not visit the sales office until fall. Track how each buyer first found you to see the full effect.
Can I make a Google profile for each model home?
No. Google's eligibility rules list model homes and other for-sale properties as ineligible, but sales offices are eligible. If a community has a sales office with staff during set hours, that office can have its own profile. Use your business name on it and put the community details in the description and on the linked website page.
Should I pay for Google Ads or work on SEO?
Ads bring visits the day you start and stop when you stop paying. In the Google Ads data on this page, a click on "custom home builders" costs $8.08 on average, which is low for one home sale. Many builders run ads for new communities and quick move-in homes while they build pages that keep bringing visits without a cost per click.
Do I need a blog as a home builder?
You need pages that answer what buyers search before they choose a builder, such as what it costs to build a house, how long it takes and how construction loans work. Those questions get thousands of searches a month. Use your own prices and timelines. A few detailed posts beat many short ones that could come from any builder in any state.
Are Zillow and NewHomeSource listings worth it?
Buyers and agents browse new homes on real estate sites, so being missing or outdated there costs you visits. Zillow shows new construction through its Promoted Communities program. Whether you pay for extra placement depends on your volume, but at least make sure what shows on those sites is current and matches your website.
Should custom builders and production builders do SEO the same way?
The basics are the same, which are a correct Google profile, reviews and pages with real prices. The pages differ. A production builder needs community, plan and quick move-in pages. A custom builder needs pages on building on your lot, the design process, price per square foot ranges and a portfolio of finished homes with the town and size of each.
